The Australian Property Institute
The Office of the Valuer General Heritage Award
Winner
Kador Group for 39 Hunter Street, Sydney
39 Hunter Street, Sydney is a landmark heritage property which has been transformed into a 21st century workspace through innovative design and vision. The project boasts many new technological advancements and environmental benchmarks while retaining and enhancing its heritage-listed characteristics, which was a major drawcard for the Judges.
With its 6 star Green Star Rating from the Green Building Council of Australia, this entry stood out in the award criteria of sustainable development and energy efficiency. This achievement is an Australian first for a heritage listed building.
Another innovative element of the project was the incorporation of a displacement ventilation system. The system distributes air through a raised floor, offering the dual benefit of increasing energy efficiency and allowing for the original ceiling to be exposed.
The Judges were also impressed by the retention of many heritage elements, including the original book hoist pit, marble lined heritage staircase, original 1916 boardroom with furniture, safe deposit doors and timber parquetry floors.
