This development provides flexible office space on a very prominent site at the southern entrance to the Charlestown CBD. Our design for the four-storey building maximises the exposure of the busy corner location, its distinctive form and iconic identity promoting the presence and image of the building’s occupants.

The ground level contains two commercial tenancies with a combined area of 500 square metres. The three upper storeys provide over 3,200 square metres of lettable office space with the floor plans allowing for a high level of flexibility in both their planning and fitout. All tenancies are serviced by a central core which delivers an efficient building in terms of Nett : Gross.

The building’s form provides good natural light with the majority of the floor space being within eight metres of a window. Openable pivoting windows allow cross-ventilation to provide a reduction in air-conditioning needs and running cost. Extensive use has been made of passive solar control measures. Sunshading devices reduce heat gain and double as trafficable walkways for external cleaning of windows.
