Aveo at Bella Vista sets a new standard in residential amenity. Exploring modern external aesthetics and a singular design flair, Jackson Teece has pushed the boundary of what is possible in seniors living.

 

Engaged by Aveo to prepare the master plan for this new site, Jackson Teece’s contemporary approach included one of the largest applications of cross-laminated timber in Australia.

 

Waratah, the flagship ten-storey residence, employs a focus on social and environmental sustainability by carefully considering operational strategies, service design and construction methods.

 

The end result? Optimised living and an omnipresent connection to the lake and community that surrounds it. With a clean-cut facade that envelops the building’s exterior and draws our eyes to the horizon, Waratah carves out its own defining presence amongst an already sculptural landscape.

This independent seniors living project raises the bar not only in providing superior amenity to the end-user but also in pushing the boundaries of what is presently perceived as possible in mass timber design and construction technology. It delivers a high level of amenity, social and environmental sustainability by carefully considering operational strategies, services design and construction methods.

The interiors provide a balance between a hotel aesthetic in the common areas, and a domestic aesthetic for the apartments, that both read as part of the same development.

Contemporary, fresh and lively common areas have a coordinated language with the architecture, maintaining the strong geometry that is so unique to the building. Exposed timber elements in a series of Glulam columns reflect the internal structure of the building.

 

The apartment interiors were designed to be luxurious yet functional, complying with the Sepp Seniors development code. Overall the project provides a superior amenity to the end-user, with neutral interiors that invoke calm and provide a welcoming entrance for residents and guests.

Integrated into the existing infrastructure, the design provides a transition between the dense and commercial nature of the precinct to the north and the low-density residential area to the south of the site. With a philosophy of simplified public amenity and ease of access to employment opportunities, the master plan reconciles the potentially jarring contrast of easy living and major development with a deep focus on social interaction amongst residents, staff and the wider community.

The master plan includes over 450 dwellings and related facilities such as a wellness centre, retail spaces, cafes, restaurants, function centre and community spaces, as well as 144 bed residential care building.
