Jackson Teece were engaged by AVEO to prepare a Masterplan for a new residential community as part of Mulpha’s Circa Precinct in Norwest Business Park. The Masterplan includes over 450 dwellings and related facilities such as a wellness centre, retail spaces, cafes, restaurants, function centre and community spaces, as well as 144 bed residential care building.

Jackson Teece has been commissioned for the first stage of the development, which includes Waratah, the flagship 10 storey residential building, a new lake and village square. Waratah represents one of the largest applications of cross laminated timber (CLT) in a multi-residential development in Australia. The design for this flagship seniors living development contains approximately 2700m3 of CLT, and breaks the mould of typical mass timber buildings. Originally conceived as a conventional build, Aveo were guided by Jackson Teece and Stongbuild to incorporate CLT into the design, demonstrating industry leadership.

Integrated into the established infrastructure, the development provides a transition between the proposed dense and commercial nature of the precinct to the north and the low-density residential area to the south of the site, while contributing to public amenity and employment opportunities in the area. The master plan aims to reconcile the proposed development model through the provision of a high-quality public realm – offering a focal point for social interaction between residents, staff, visitors and the wider community.

This independent seniors living project raises the bar not only in providing superior amenity to the end-user but also in pushing the boundaries of what is presently perceived possible in mass timber design and construction technology. It delivers a high level of amenity, social and environmental sustainability by carefully considering operational strategies, services design and construction methods.
