Jackson Teece was engaged by the Growth Centres Commission (now part of the DoP) to undertake the precinct planning of North Kellyville in Sydney’s North West Growth Centre (the first precinct to have been released in the Centre). The site is approximately 707 hectares and located in the Baulkham Hills Shire LGA.

The site has considerable challenges, particularly in relation to environmental and bushfire protection constraints, slopes and a highly-fragmented land ownership.

Our approach to the design of the Precinct is responsive to the site’s physical and natural constraints and seeks to optimise opportunities for land uses and recommend types of development that are compatible with its environmental characteristics.

We prepared an Indicative Layout Plan (ILP) that will provide for over 4,500 new homes, a local shopping centre and two neighbourhood shopping centres, 19,000 square metres of retail and commercial floor space, up to 43 hectares of open space and recreation areas (including eight playing fields), a bridge connection to Box Hill, a 4 hectare primary school and almost 27 kilometres of walking and cycleways.

We have also prepared the DCP and Summary ILP Report for North Kellyville.
