As part of its growth strategy, Carrington Care is undertaking an expansion of the existing Carrington Care retirement village with the objective of improving aged care provision in South West Sydney. Following a design competition, Jackson Teece was engaged to provide master planning and architectural design services for the three sites that comprise this proposed expansion. The precinct to be developed at the Smalls Road site is the largest of the three and as such is a critical component of the expansion plans.

The Smalls Road Precinct would accommodate a village centre with retail and community facilities, an aged care facility and self-care residential dwellings. The village centre and community activities include an auditorium, wellness centre, medical centre, bistro, childcare centre and retail uses.. Some of these uses will service not just the proposed precinct, but also the wider surrounding community.

The Indicative Layout Plan (ILP) is master planned to establish an inclusive and highly liveable environment for the proposed residential community. It responds to the topography, landscape, views, and other natural features of the site, as well as the surrounding built environment achieving a positive relationship to its context. The ILP provides places for recreation and social interaction, offering a diverse range of facilities and amenities for the future residents. The plan aims to achieve an optimal development yield for the site within a diverse housing mix.
