Jackson Teece prepared a Concept Master Plan for this Brownfield site located within the heart of Darwin’s CBD area for discussion with key public agencies and subsequent presentation to the Northern Territory Cabinet.

The project aims to take advantage of the site’s location with access to public transport, services, open spaces and ocean views to create a high density development providing a high quality public domain and built form. A new internal street grid was proposed to increase the permeability within the site whilst at the same time strengthening links to the context by emphasising connections to the existing retail area to the west and popular heritage church to the east.

The design was influenced by the tropical climate of Darwin responding to the need to provide protection from the sun and allow for the cross ventilation of spaces. The main street frontage was strengthened by a formal active retail frontage whilst the internal areas allowed for informal open spaces and public interaction with community facilities, retail, café’s and restaurants.

The development comprises of 770 residential units provided mainly within two 25 storey residential towers and 4,000 square metres of retail and community facilities. It will provide approximately 15 per cent affordable units to be managed by the Department of Local Government and Housing.
